TIPS AND TRICKS FOR TENANTS
As a prospective tenant looking for a home to rent, Property Wise offers a fantastic service. In fact, we pride ourselves on it, from your first initial enquiry to the big moving day. We are there for you every step of the way.
When you find something you like when browsing our lovely homes, give us a call to arrange a viewing with a member of our friendly team. It is better to do this sooner rather than later!
Once you have discovered the place for you, we immediately get to work. To reserve the property, a tenancy application should be completed, which can be done online, and an Administration Fee & Holding Deposit will need to be paid. Subject to the offer being accepted by the landlord, we will immediately remove the property from the market.
We reference all tenants in order to safeguard our landlords and their properties, which takes around 3 to 5 working days. Your employment and credit status will be confirmed and, wherever necessary, a landlord and/or guarantor credit check will be acquired.
As soon as the whole referencing process is complete, we can then go ahead with the tenancy paperwork, the payment of the deposit, and the first month’s rent. All subsequent rent payments will be paid monthly by standing order.
When you are checked in to the property by a member of our team, they will talk you through the inventory, which must be signed. We will also notify the utility companies and the council tax office about your new tenancy. All you need to do is busy yourself with settling in to your new home.
